For property owners

Your property well-being is our priority

We specialise in managing privately owned Maltese properties for short term and holiday rentals. For owners, handing the property to our team means real time savings and better profitability. You earn income while freeing yourself from the day to day hassle of renting. We take on every part of the operation, so it is more than property management. It is peace of mind for the landlord and a comfortable stay for the guest.

Short Let Property Management

MINK Homes offers to take on the full short-let operations of the Property. To offer this service as transparent as possible and at a minimum involvement needed from the Owner, MINK Homes handles the following services and procedures:

Listing and leasing

We apply for the MTA Holiday Premises Licence on your behalf and help you through the paperwork, stage and equip the property with the fire and safety items the licence requires, then list it across the booking platforms and our own site with quality photography and a full description. Prices are adjusted constantly against market demand to maximise profit.

Services Level Agreement (SLA)

We build a property portfolio so the place can be run properly: all the necessary information gathered, powers of attorney set up with insurers and ARMS so we can act for you, and a detailed inventory with photographs, appliance documentation, user manuals and warranties. The SLA itself is customised to what you want us to do about maintenance, repairs and the spend involved.

Cleaning and maintenance

Before every arrival we clean the property, provide fresh bed linen, towels and rugs, and stock it with toilet paper, hand soap, detergents and bin liners. We check that fixed items, furniture and appliances all work, and carry out ordinary maintenance of up to 30 minutes, things like batteries, light bulbs and clearing sinks. Anything larger is reported to you and handled under the SLA.

Accounting and reporting

Full accounting and collection of revenue, plus payment of expenditure and the taxes that come with short let operations. What we administer is set out in the SLA. Every transaction appears in a monthly report, available any time you ask, and the balance is transferred to you each month.

What it costs

Our fees, in full

Most managers in Malta will not put this on a web page. Here is the whole structure so you can work out the numbers before you call us.

Start-up fee
150 euro

Covers listing the property across the online booking platforms and our own site.

Start-up + licence
400 euro

The above, plus preparing the property to meet MTA requirements and submitting the Holiday Premises Licence application.

Management fee
15%

Of the net pay-out received from the booking source, after the cleaning fee is deducted.

Direct bookings
10%

Our booking fee on the whole booking amount when the booking comes through our own site.

The detail behind those numbers

A worked example

What 15% actually looks like

A guest books your property through a platform such as Airbnb for five nights at 150 euro a night, plus a 70 euro cleaning fee.

5 nights at 150 euro

EUR 750.00

Cleaning fee

EUR 70.00

Total the guest pays

EUR 820.00

Airbnb booking commission at 15%

EUR 123.00

Net pay-out to us

EUR 697.00

Less the cleaning fee

EUR 70.00

Management fee charged on

EUR 627.00

Management fee at 15%

EUR 94.05

Booking fees vary between platforms, and the gross rental income in any projection we give you is calculated on net pay-out amounts only. For comparison, Booking.com charge 19.2% and Airbnb 15%, against our own 10% on direct bookings. We run a price parity tool so rates rise across the platforms in line with their mark-ups.
