Your Malta apartment, managed properly

We handle cleaning, maintenance, inventory, guest communication and bookings for 43 serviced apartments across the island. You keep the asset. We keep it running.

For property owners

We run the apartment. You own it.

We are property managers, not owners. Everything between one guest leaving and the next arriving is ours to handle: the clean, the linen, the stocking, the repairs, the message at eleven at night and the bookings that fill the calendar. What makes that work is a written standard rather than a promise. Below is exactly what we do, exactly what we do not, and how we protect the apartment while other people are living in it.

What we handle

The whole operation, not just the bookings

Guest communication and bookings

Enquiries, booking confirmations, arrival instructions and questions during the stay. Guests get an answer, and an emergency number covers the hours the office does not.

Cleaning and linen

A written standard clean between every stay, fresh bed linen and a towel set per guest, and laundry collected by our cleaners on the check-out day.

Maintenance

Regular appliance checks. Leaking mixers, sinks, toilet seats, light bulbs and door handles are fixed on site within 24 hours where we can. A professional is called for appliance faults.

Inventory and stocking

Restocked before every arrival with toilet roll, dish soap, dishwasher tablets, machine detergent and hand soap. Enough to cover a guest’s first two days without a shop run.

Distribution

Listed on our own booking site, Airbnb, Booking.com and VRBO, so the calendar never depends on a single channel or a single algorithm.

Compliance and rubbish

Short lets licensed by the Malta Tourism Authority and run to MTA protocol. Bins go out on the official collection schedule, which is also how we keep vermin out.

The part most managers keep vague

Our cleaning standard, in writing

Plenty of managers say professionally cleaned and leave it there. Here is what actually happens between guests, and what does not.

Every clean includes

Not in a standard clean

These are available on request rather than included by default. Being straight about it is how we hold the turnaround times that get guests in on schedule.

Protecting the apartment

While other people are living in your property

An empty calendar is not the biggest risk to a short let. A bad guest is. Three things sit between your apartment and that problem.

Noise and smoke monitoring

A Minut device measures sound levels and detects cigarette smoke. It does not record audio or conversations and cannot identify anyone. If noise crosses the threshold we deal with it before a neighbour has to.

Security deposits with teeth

Direct bookings carry a Stripe pre-authorisation of up to 200 euro, active from departure day for seven days. If the Minut device is triggered three times, the full deposit is charged automatically. Claims above 200 euro are invoiced, and unpaid claims go to the police and the insurer.

Hygiene and vermin prevention

A strict hygiene policy, guests instructed on the official Maltese collection schedule, and MTA protocol followed throughout. Where drainage and common shafts sit with a building administration rather than us, we say so.

Where your apartment gets seen

Four channels, one calendar

Your apartment goes live on our own direct booking site alongside the three platforms that carry most of Malta’s short let demand. Direct bookings and VRBO are paid by card through Stripe. Airbnb and Booking.com bookings are handled by those platforms.

Direct, on minkhomes.eu

Our own booking engine, where there is no platform commission between you and the guest.

Airbnb

The largest source of leisure demand into Malta.

Booking.com

Strong for shorter lead times and European city breaks.

VRBO

Families and longer stays, paid through Stripe like direct bookings.

Getting started

How an apartment joins the portfolio

01

Tell us about the apartment

The address, the number of bedrooms and bathrooms, whether it is furnished, and a few photos. That is enough for us to give you a straight answer.

02

We assess it properly

We look at what the apartment needs to meet the cleaning and equipment standard above, and what is involved in licensing it for short lets with the Malta Tourism Authority.

03

We take over the running of it

Listings built and published across all four channels, cleaning and maintenance scheduled, and guest communication ours from the first enquiry onwards.

Owner questions

What owners ask before handing over the keys

We are the managers, not the owners. We are responsible for the cleaning, maintenance, inventory, guest communication and bookings. We are not responsible for the deterioration of the property and its contents, and we give guests dated photographs of the apartment so that expectations match what they actually walk into.

We run appliance checks on a regular basis. Smaller jobs such as a leaking mixer, a sink, a toilet seat, a light bulb or a door handle are fixed on site within 24 hours where we can. For a dishwasher, washing machine, oven or microwave fault we call a professional. Guests are not refunded because maintenance had to happen during their stay.

Every apartment has a Minut noise and air quality device, which measures sound levels and detects cigarette smoke without recording audio or identifying anyone. Direct bookings carry a Stripe pre-authorisation of up to 200 euro. Three Minut activations charges the full deposit automatically.

Our own booking site, Airbnb, Booking.com and VRBO. Direct and VRBO bookings are paid by card through Stripe. We do not accept cash. Airbnb and Booking.com bookings are paid to those platforms and settled through them.

Yes. The short let properties we manage are licensed by the Malta Tourism Authority, and we follow the protocol and guidelines the authority sets.

Window cleaning, curtains, blinds and furniture textiles, permanent stains and ironing of laundry. They are available on request rather than included by default, which is what lets us hold check-in and check-out times reliably.
