For bookings that have a lease of at least 21 days we apply the same terms and conditions are for the shorter lease bookings (see Terms & Conditions) and the following  terms & conditions:

Fair water & electricity policy:

To avoid overconsumption and to create awareness of the water and electricity usage we apply a fair water & electricity policy. Since water & electricity rates are taxed progressively, overconsumption becomes very costly and is considered bad for the environment. For this reason we give our guests who stay for at least 21 days an allowance which is enough for normal consumptiom. The allowance is:

Electricity – 12.5 kWh per day + 2.5 kWh per guest per day

Water – 0.1 m3 per day + 0.06 m3 per guest per day

Upon arrival we take the water and electricity readings and we take the reading again upon departure to calculate your consumption using the official ARMS online calculator (see https://arms.com.mt/en/services/bills/bill-calculator). Excess consumption will be invoiced or taken from the security deposit. In the event that a damage claim exceeds 200 euros a seperate invoice will be send to the guests for direct settlement. If guests refuse to pay the said invoice the damage claim will be forwarded to police department and the insurance company for further prosecution.
